What We Inspect
The typical single family home inspection will require 2.5 - 3 hours.

Roof:  Roofing Materials, chimneys, flashings,  gutters, downspouts, ventilation

Exterior: Retaining walls, driveways, sidewalks, patios, decks, balconies, porches, site drainage, fencing, siding, trim, exterior outlets and lights, garage or car port.

Attic: Insulation level and installation, ventilation, exhaust fan ducting, roof structure, wiring.

Interior:  Ceilings, walls, flooring, doors, windows, stairs, smoke alarms, handrails, fireplaces, cabinets and counter-tops, built-in kitchen appliances.

Plumbing:  Toilets, sinks, tubs, showers, faucets, visible water supply piping, visible drain piping, sump pump, water heater, visible fuel system(s), exterior hose bibs.  All operable, accessible fixtures are tested.

Electrical:  Service Entrance, Main Panel, subpanels, accessible wiring, lights and outlets.  A sampling of accessible outlets are tested throughout the house and the garage, lights and ceiling fans are tested, covers are removed from panels to check wiring.

Heating and Air Conditioning:  Visual inspection of heating and cooling equipment, thermostat and filter, exhaust venting.  As weather and conditions permit, equipment will be tested using standard operating controls to assure it is working properly.  Carbon monoxide testing of ambient air and exhaust will be done where possible.  Temperature testing of central air conditioning will also be done as conditions permit.

Structural:  Roof framing and sheathing, visual check of walls for plumb and straightness, levelness of entire structure; basement and crawl space walls (as accessible), floor framing.  Where accessible, foundation walls are checked with a laser level to assure they are acceptably plumb.
